Full Management - cost can depend on the size of property and various other factors, but as a guide, we charge between 10% -11% of the monthly rent, (no VAT charged) If you place more than two properties with us on a fully managed basis, or you have a larger property with a higher rental value, then we can offer you a very competitive rate, or negotiate a flat monthly fee rather than a percentage.
Services include:
- Inspecting your property and advising on rental value.
- Arranging for all legally required safety checks and certificates and inventory
- Accompanied tenant viewings
- Full tenant assessment, credit & reference checks for prospective tenants, using a specialist company
- Contacting the local Council and utility companies to ensure that bills are transferred into tenants' names
- Advertising the property on our website and in the local press, and to local & national companies, relocation companies, local hospitals, colleges & universities, specialist internet sites and search engines, and our mailing list etc
- We can help with refurbishments and minor building works - advise on and source materials & trades people, obtain estimates/quotes and oversee the work for you. We have good, reliable plumbers, builders, maintenance companies etc we use to get you the best price for the job. Whether you choose Full Management or Tenant Finding only we will provide this service for you.
... And once your tenants are settled, our management service will continue to look after your investment:
- Inspection of your property during the first 4-6 weeks of a new tenancy, and then regular inspections throughout.
- Where requested and authorised by you, negotiating relevant property-related insurance claims on your behalf.
- Arranging for, and inspecting any necessary maintenance or repairs to the property and/or contents*
LetsCo's service to you carries on, even when the tenancy comes to an end:
- Issuing relevant Notices to Quit on your behalf
- Arranging for Inventory checkout by professional inventory clerks
- All utility companies, Council Tax dept etc, are advised of final readings and tenants forwarding address.
- Re-advertising your property at the end of the tenancy, if required.
